A roof leak in the middle of a storm feels urgent, and it is, but a few calm steps can limit the damage a lot. Here’s what to do, in order.
1. Protect what’s inside
Move furniture, electronics and rugs away from the drip. Put down a bucket or towels, and lay plastic over anything you can’t move.
2. Relieve a bulging ceiling
If a ceiling is sagging with water, carefully poke a small hole at the lowest point with a screwdriver and let it drain into a bucket. That keeps the drywall from collapsing and spreading water further.
3. Stay off the roof
A wet roof is slippery and dangerous, especially tile. Don’t climb up during a storm.
4. Document everything
Take photos and video of the leak, the ceiling and any damage. You’ll want these for your roofer and possibly your insurance company.
5. Call a roofer
A roofer can often tarp or temporarily seal the area during or right after the storm, then make a permanent repair once it’s dry. The stain on your ceiling is rarely directly under the leak, so the roofer will trace it to the source.
6. Check your attic once it’s safe
Look for wet insulation and soaked wood. Wet insulation should be removed or dried to prevent mold.
Temporary fixes vs. permanent repairs
A tarp or temporary sealant buys time during a storm, but it isn’t a repair. Tarps can blow loose, and sealant smeared over the wrong spot can trap water. Once the roof is dry, the leak needs to be traced to its source, usually flashing, a valley, a cracked tile or a worn seam, and fixed properly.
Don’t wait too long after the rain stops. Water that got into the roof deck or insulation keeps causing damage after the ceiling dries out.
