Got an Insurance Letter About Your Roof? Your Options

Shingle roof replacement with all new plywood decking by Crown Roofing and Repairs Inc

More California homeowners are getting letters from insurance companies about their roof’s age or condition, sometimes with a deadline. Here’s how to respond.

Read what they’re actually asking

Some letters ask for an inspection or photos. Others require repairs or replacement by a certain date to keep your policy. Know which before you act.

Get an independent inspection

A licensed roofer can inspect the roof, document its condition with photos, and tell you honestly whether it needs repair, replacement, or neither.

Your options

  • Documentation only – if the roof is in good shape, a report with photos may satisfy the insurer.
  • Targeted repairs – fixing specific issues the insurer flagged.
  • Replacement – if the roof is truly at the end of its life.

Move early

Roofers get busy before rain season. If your letter has a deadline, schedule an inspection right away so you have time to get quotes and complete any work.

What to send your insurance company

  • A written inspection report from a licensed roofer, with the license number
  • Photos of each roof slope, flashing and any problem areas
  • A description of any repairs completed, with dates
  • If replaced: the permit, final inspection, and the warranty

Keep copies of everything. If you switch insurers later, the same documents usually answer their questions too.
