It’s the first question almost every homeowner asks us, and the honest answer is: it depends on your roof. Here’s what actually drives the price of a roof replacement in Los Angeles, so you can compare quotes with confidence.
We don’t publish one-size-fits-all prices, because roof size, pitch, material and the condition of the decking change the number a lot. What we do instead: a free on-site estimate with photos and an itemized written price, so you can see exactly what you’re paying for.
What affects the price
- Roof size and pitch – measured in “squares” (100 sq ft). Steep roofs take more labor and safety equipment.
- Material – asphalt shingle is usually the most affordable, tile costs more, and flat roofs vary by system.
- Tear-off – removing one or more old layers, and disposal.
- Decking repairs – rotted plywood has to be replaced before a new roof goes on. A good roofer will tell you the price per sheet up front.
- Flashing, vents and skylights – new flashing should be part of any replacement.
- Permits and Title 24 – re-roofs in LA need a permit, and many require cool-roof materials under California’s Title 24 energy code.
How to compare quotes
- Make sure each quote includes tear-off, underlayment type, flashing, decking price per sheet, permits and cleanup.
- Ask what warranty covers labor, and for how long. Ours is 15 years on shingle and tile roofs.
- Check the license at cslb.ca.gov. Ours is CSLB #C39-1156638.
- Be wary of a price far below the others; something is usually left out.
What’s in a good roof quote
- Square footage (or number of squares) and roof pitch
- Tear-off of existing layers and disposal
- Underlayment type and brand
- New flashing at walls, chimneys, vents and skylights
- Price per sheet for any rotted decking
- Ventilation upgrades, if needed
- Permit and inspection
- Daily cleanup and final magnet sweep for nails
- Written labor warranty and manufacturer warranty
If a quote leaves several of these out, ask why. The cheapest quote often becomes the most expensive one once change orders start.

Repair or replace?
If your roof is under about 15 years old and the damage is local, a repair is often the smarter spend. We’ll tell you honestly which makes sense. For a free written estimate anywhere in the San Fernando Valley, call (818) 350-2740.
